House Hacking — How to Live for Free and Build Wealth with Real Estate

What is House Hacking?

House hacking means buying a property with multiple units (duplex, triplex, or fourplex), living in one unit, and renting out the others. The rental income from your tenants covers most or all of your mortgage payment, allowing you to live for free or near-free while building equity in a real asset. It is one of the most powerful wealth-building strategies available to young investors.

How It Works — Real Numbers

  • Buy a duplex for $350,000 — FHA loan with 3.5% down = $12,250 down payment. Monthly mortgage (PITI): approximately $2,400
  • Live in Unit A — This is your primary residence, qualifying you for owner-occupied financing (lower rates, lower down payment)
  • Rent Unit B for $1,600/month — Tenant covers $1,600 of your $2,400 mortgage. Your net housing cost: $800/month
  • Comparison — Renting a similar unit in the area might cost $1,400-$1,800/month. You are paying $800/month AND building equity AND getting tax deductions. After 2 years, you can move out, rent both units, and repeat with another property

Getting Started

  • Financing — FHA loans allow 2-4 unit properties with only 3.5% down if you live in one unit. VA loans offer 0% down for veterans. These are owner-occupied rates, much better than investor rates
  • Location — Look for areas where rent covers at least 60-70% of the mortgage. College towns, growing suburbs, and secondary cities often have the best ratios
  • Property management — Living in the building means you are the landlord. Handle maintenance, collect rent, screen tenants. The proximity makes management easier than remote rentals
  • Exit strategy — After 1-2 years, move to a new property and repeat. Or stay long-term and let tenants pay off your mortgage over 30 years. Either way, you win
